Folly Beach has many great restaurants, but Pier 101 is one of my favorites, how can you beat this view? Here's a review of my latest meal there. Introduction Pier 101 is a casual waterfront restaurant in Folly Beach, SC. Located on the Folly Pier, with a large outdoor patio overlooking the Atlantic Ocean. It is a popular spot for locals and tourists alike and is known for its fresh seafood dishes. Ambiance The atmosphere at Pier 101 is relaxed and casual. Located on The Folly Pier, the outdoor patio is a great place to enjoy a meal and people-watch. There is also live music on weekends. The outdoor bar has the best view in town and offers a wide variety of frozen drinks, including daiquiris, margaritas, pina coladas, and mojitos. (The pina colada is my favorite! The bar also has a happy hour from 3 pm to 7 pm so that you can get your frozen drink for a discounted price. Menu The menu features a variety of seafood options, including shrimp, fish, crab, and oysters. There are also a few non-seafood dishes available, such as burgers and salads. The portions are generous, and the prices are reasonable. We ordered the Blackened Fish Bites, Shrimp Tacos, and Pina Coladas. I would recommend each! Service The service at Pier 101 is friendly and attentive. The waitstaff is knowledgeable about the menu and can help you choose the best dishes for your taste. Introduction The current housing market conditions in Folly Beach, South Carolina, are brimming with possibilities. With a surge in the number of homes for sale in Folly Beach, potential buyers now have a wider variety to choose from. However, this also signifies a more competitive market for sellers, particularly those looking to stand out in the crowded Folly Beach real estate scene. Understanding the Market Shift in Folly Beach In the past year, Folly Beach, South Carolina has witnessed a substantial shift from a seller's market to a buyer's market. This transformation is critical to grasp for those contemplating listing their beach homes for sale in SC, especially in Folly Beach. In a buyer's market, houses frequently stay on the market for extended periods due to increased competition, and prices may be lower, which can be a challenging landscape for sellers. The current state of the Folly Beach real estate market is characterized by several key metrics. Compared to nearby cities like Johns Island, James Island, and Charleston, Folly Beach homes have experienced a decrease in the median sold price, suggesting a more favorable environment for buyers. Further enhancing this scenario is the fact that the number of homes for sale in Folly Beach has seen a significant increase, rising by 38.9%. In terms of sales, Folly Beach has also seen substantial growth. The number of homes sold has increased by an impressive 133.3%, indicating a high level of buyer activity in the area. However, it's worth noting that last month, 100% of homes in Folly Beach sold below the asking price, demonstrating the strong negotiating power that buyers currently possess. Finally, the average sale time for homes has also shifted considerably. Homes in Folly Beach now take an average of 37 days to sell, a surge of 146.1%. This increase in sale time can offer potential buyers more leverage and opportunities to explore the diverse range of available options, from condos to Folly Beach houses. Understanding these dynamics can help both buyers and sellers navigate the Folly Beach real estate market more effectively, whether they are looking at rental homes in Folly Beach or exploring purchasing beach houses in Folly Beach. Making Your Property Stand Out Given the competitive market, it's crucial for your property, whether it's a traditional home or a condo in Folly Beach, to stand out. Although you should definitely ask your Realtor questions about selling your home, here are some strategies to consider: Pricing It Right One of the most critical steps in selling a home in Folly Beach is setting the right price from the outset. Because the homes in Folly Beach are in such close proximity to the ocean, even a modest dwelling mere minutes from the water can command a premium. But because the median sold price in this area has seen some fluctuations over the past year, it’s important to have a clear picture of your pricing strategy. You certainly don't want to overlook things that could lower the value of your home, and overpriced homes might languish on the market longer and could eventually necessitate price reductions. Home Staging and Presentation: Highlighting Your Beach Haven A crucial component of selling homes, particularly in a charming beach town like Folly Beach, is their presentation. Emphasizing the coastal charm with thoughtful home staging can easily elevate your property's appeal. Consider showcasing a relaxed, beach lifestyle with décor that complements the seaside environment, such as marine-themed accents, a palette inspired by the ocean, and outdoor furniture that invites potential buyers to envision themselves enjoying the sunsets. Decluttering is also important in presenting a clean, spacious, and organized home. Simplicity can evoke a sense of tranquility, mirroring the serene beach surroundings and making your home all the more inviting to potential buyers scanning through listings of properties for sale in Folly Beach. Cleaning, needless to say, is integral in any home presentation. A pristine home not only looks more appealing but also indicates to potential buyers that the property has been well-maintained. In a beach town like Folly Beach, extra attention should be paid to outdoor areas, ensuring that patios, decks, and windows are free from sand and salt residue to enhance the fresh, breezy appeal of coastal living. Remember, your goal is to create an environment where potential buyers can easily imagine their dream beach life unfolding. Capturing the Coastal Charm in Photos The influence of high-quality photos for real estate listings can’t be overstressed, especially for a location as picturesque as Folly Beach. Employing professional real estate photography can dramatically enhance your property's visual appeal, allowing it to stand out among the myriad of homes listed for sale in this beach town. Rather than just displaying the property, make an effort to encapsulate the unique seaside lifestyle in your photos. Highlight the sunlit living areas, the views of the ocean from the deck, the cozy corners perfect for curling up with a beach read, or the outdoor spaces ready for a family barbecue after a day spent on the sand. image via Folly Beach Pier Moreover, capturing the charm of Folly Beach itself can add immense value to your listing. Consider including shots of nearby attractions like the Folly Beach Pier, the local surf breaking against the shore, or the breathtaking beach sunsets. These images can help potential buyers to envision not just the house, but the dreamy beach lifestyle that comes with it. This strategy can set your property apart from the many homes available in Folly Beach, and attract buyers who are ready to embrace coastal living. Accentuating Coastal Character and Charleston Charm When your property is graced with distinctive features, particularly those that echo the allure of its coastal location in Folly Beach or its proximity to the historic charm of Charleston, SC, it's crucial to bring these aspects to the forefront in your listing. These unique attributes can make your property irresistible to potential buyers, setting it apart in the vibrant real estate market of Folly Beach. Perhaps your home offers unobstructed views of the Atlantic Ocean, or it's just a short stroll to the sandy beach, perfect for spontaneous sunset viewings or early morning surf sessions. Maybe it features recent renovations that enhance its beachside appeal with airy, sunlit interiors, and easy-to-clean surfaces for those sandy feet. Remember, your listing isn't just selling a house—it's selling a unique coastal lifestyle framed by the serene beaches of Folly Beach and the charismatic charm of Charleston. By emphasizing these unique features, you increase the appeal of your property and draw in buyers who are dreaming of that exact experience. Conclusion While the market for homes for sale in Folly Beach is currently bustling, a well-presented and appropriately priced property can still pique the interest of serious buyers. If you have any questions about listing your Folly Beach property or need advice on navigating the current market, don't hesitate to reach out. A quick, and stress-free experience of selling your home in this beautiful beach town is totally possible with the right approach. www.CharlestonPalmettoHomes.com | Ashley.Melton@AgentOwned.com | 843-670-2333

In the heart of Folly Beach, South Carolina, tucked away just a stone's throw from the Folly Beach Pier, lies a local gem where the food is delicious, the drinks are creative, and the atmosphere buzzes with laid-back charm. That place is the LowLife Bar, a spot I've had the pleasure of frequenting recently. Atmosphere Upon entering, the bar greets you with a casual, welcoming atmosphere that invites you to unwind and relax, not unlike my experience at Rita's Seaside Grille. The open front of the bar allows for coastal breezes to flow in, providing a refreshing reprieve on hot summer nights. This design gives the venue a sense of openness that complements the friendly nature of both the staff and the patrons. image via LowLife Bar Service Service at LowLife Bar is a delightful experience. The staff are friendly, efficient, and eager to enhance your visit with their vibrant personalities. Whether you're a first-time visitor or a regular, the team here makes you feel right at home. A special shout-out goes to the bartenders who conjure up some truly creative drinks. Menu Speaking of drinks, the cocktail menu at LowLife is where the bar's funky and creative spirit truly shines. One of my personal favorites is The Toni Basil, a gin-based concoction that pairs notes of fresh basil with the tartness of lemon juice. The bar also boasts a selection of in-house frozen cocktails, perfect for cooling off after a day at the beach. The Bar isn't just a watering hole; it's also a foodie's delight. During my visits, I've had the pleasure of sampling both their brunch and dinner offerings. The menu is varied, featuring dishes that cater to a wide range of palates. Standouts include the Tuna Poke on Wontons, a dish that perfectly marries the freshness of Ahi tuna with the crunch of wonton chips, and the French Onion Grilled Cheese, a comforting classic reinvented with a gourmet twist. The food is not only delicious but also fun, mirroring the playful atmosphere of the bar itself. Brunch at LowLife is a must-try. The varied menu ensures that there is something for everyone, from waffle fries, seasoned with Old Bay to more adventurous options like the Fruity Pebbles Ice Cream Taco. The draft beer and specialty cocktails, like the unique lineup of mimosas, make brunch here a memorable meal.
