    Folly Beach has many great restaurants, but Pier 101 is one of my favorites, how can you beat this view? Here's a review of my latest meal there. Introduction Pier 101 is a casual waterfront restaurant in Folly Beach, SC. Located on the Folly Pier, with a large outdoor patio overlooking the Atlantic Ocean. It is a popular spot for locals and tourists alike and is known for its fresh seafood dishes. Ambiance The atmosphere at Pier 101 is relaxed and casual. Located on The Folly Pier, the outdoor patio is a great place to enjoy a meal and people-watch. There is also live music on weekends. The outdoor bar has the best view in town and offers a wide variety of frozen drinks, including daiquiris, margaritas, pina coladas, and mojitos. (The pina colada is my favorite! The bar also has a happy hour from 3 pm to 7 pm so that you can get your frozen drink for a discounted price. Menu The menu features a variety of seafood options, including shrimp, fish, crab, and oysters. There are also a few non-seafood dishes available, such as burgers and salads. The portions are generous, and the prices are reasonable. We ordered the Blackened Fish Bites, Shrimp Tacos, and Pina Coladas. I would recommend each! Service The service at Pier 101 is friendly and attentive. The waitstaff is knowledgeable about the menu and can help you choose the best dishes for your taste.   Conclusion Overall, Pier 101 is an excellent option for a casual seafood meal on Folly Beach. The food is fresh and delicious, the service is friendly, and the atmosphere is relaxed. Be prepared to wait for a table, especially during peak hours. Order the Blackened Fish Bites for an appetizer. Order the She Crab Soup, it is a local favorite. Atmosphere Upon entering, the bar greets you with a casual, welcoming atmosphere that invites you to unwind and relax, not unlike my experience at Rita's Seaside Grille. The open front of the bar allows for coastal breezes to flow in, providing a refreshing reprieve on hot summer nights. This design gives the venue a sense of openness that complements the friendly nature of both the staff and the patrons. image via LowLife Bar Service Service at LowLife Bar is a delightful experience. The staff are friendly, efficient, and eager to enhance your visit with their vibrant personalities. Whether you're a first-time visitor or a regular, the team here makes you feel right at home. A special shout-out goes to the bartenders who conjure up some truly creative drinks. Menu Speaking of drinks, the cocktail menu at LowLife is where the bar's funky and creative spirit truly shines. One of my personal favorites is The Toni Basil, a gin-based concoction that pairs notes of fresh basil with the tartness of lemon juice. The bar also boasts a selection of in-house frozen cocktails, perfect for cooling off after a day at the beach.  The Bar isn't just a watering hole; it's also a foodie's delight. During my visits, I've had the pleasure of sampling both their brunch and dinner offerings. The menu is varied, featuring dishes that cater to a wide range of palates. Standouts include the Tuna Poke on Wontons, a dish that perfectly marries the freshness of Ahi tuna with the crunch of wonton chips, and the French Onion Grilled Cheese, a comforting classic reinvented with a gourmet twist. The food is not only delicious but also fun, mirroring the playful atmosphere of the bar itself. Brunch at LowLife is a must-try. The varied menu ensures that there is something for everyone, from waffle fries, seasoned with Old Bay to more adventurous options like the Fruity Pebbles Ice Cream Taco. The draft beer and specialty cocktails, like the unique lineup of mimosas, make brunch here a memorable meal. It all began in the 1930s when a pier was first established at the current location on Folly Beach. However, a larger Folly Beach Pier, owned by CCPRC (Charleston County Park and Recreation Commission), opened on July 4, 1995. This new pier became an instant icon, attracting locals and tourists alike. The pier, measuring 1,047 feet in length (roughly the length of three football fields) and 25 feet wide, provided a remarkable structure for visitors to enjoy the beauty of the Atlantic Ocean. Over time, the wooden structure of the pier faced challenges from the ocean environment and marine borers, such as shipworms, which had a destructive impact on submerged timber. To combat these issues, CCPRC initiated regular maintenance efforts, including dive inspections and encapsulation of the pilings. However, despite these measures, the natural deterioration of the wooden piles continued, as it is an inevitable process. In response to the continuous pile deterioration, the former Folly Beach Pier closed to the public on October 19, 2020. This closure marked the end of an era, but it paved the way for a new chapter in the history of Folly Beach Pier. The new Edwin S. Taylor Folly Beach Fishing Pier emerged as a symbol of resilience and progress. It pays homage to the previous pier's legacy while embracing the future. The new pier, which cost approximately $14 million to construct, boasts impressive dimensions, stretching 1,049 feet into the sparkling waters of the Atlantic Ocean. With a convenient, full-service bait and tackle shop right on-site, this fishing hotspot has you covered. The Gangplank Gift & Tackle Shop is your one-stop destination for all things fishing. Whether you're a seasoned angler or just starting out, you'll find everything you need to hook that prized catch. Forgot your gear? No worries! Folly Beach Pier offers rod rentals and bait services, ensuring that every visitor can partake in the angling adventure. The cost to fish at Folly Beach Pier is incredibly reasonable: Adults: $5 Children (12 & under) & Seniors (60+): $3 Active military: $4 Groups of 10 or more: $4 per person With these affordable rates, you can bring the whole crew along for a fun-filled day of fishing. For those who prefer to travel light or want to test out different gear, rod rentals are available. For just $10, you can rent a rod for the entire day. They do require a $25 deposit to ensure those rods come back safe and sound, but it's a small price to pay for the joy of casting your line and reeling in that big catch. Sightseeing If you're more inclined to soak in the breathtaking views of the Atlantic Ocean, Folly Beach Pier has got you covered. At the end of the pier, you'll find a magnificent 7,500 square feet diamond-shaped platform. Now that we've explored some of the many attractions and amenities of the Folly Beach Pier, let's take a closer look at some tips for making the most of your visit. Plan Ahead To ensure a smooth and enjoyable visit, it's important to plan ahead before heading to the Folly Beach Pier. This includes checking the weather forecast, researching parking options, and deciding which attractions and amenities you want to explore. Parking at Folly Beach Pier To make sure your visit to Folly Beach Pier goes swimmingly, find convenient parking options. Here's everything you need to know about parking fees and regulations: For standard vehicles, the public parking at Folly Beach Pier fees is as follows: January & February: $5 March & April: $10 May-Labor Day: $15 Monday-Friday and $20 Saturday-Sunday & holidays September & October: $10 November & December: $5 However, if you're arriving on foot or by bicycle, you'll be happy to know that no parking fee is required. Simply walk or pedal your way to the pier and enjoy a hassle-free experience. For school groups: To ensure smooth parking arrangements for your group, give the folks at the pier a call at 843-795-4386 for all the necessary information. To make sure you have the best possible experience at Folly Beach Pier, here's a friendly tip: arrive early if you can. Popular destinations tend to get busy, and parking availability might be limited at times. Carpooling is also a great option to reduce the number of vehicles and make parking a breeze. Keep in mind that due to limited turning radius, RVs and buses unfortunately cannot be accommodated in the parking lot so keep that in mind when planning the trip. Accessibility For visitors with mobility challenges, they offer a beach-accessible wheelchair. This specially designed wheelchair allows easy access to the shoreline, enabling individuals to feel the sand between their toes and embrace the refreshing ocean breeze.  The pier also has conveniently located accessible restrooms throughout the pier area. These restrooms are designed to accommodate individuals with different mobility requirements, ensuring that everyone can comfortably and conveniently enjoy their visit to Folly Beach Pier. Pets Pets, other than service animals, are not allowed on the pier. However, dogs are welcome on the beach, but they must be leashed at all times.  Please take note that from May 1 to September 30, Between 10 a.m. and 6 p.m., dogs are not permitted on the beach. This time restriction is in place to prioritize the safety and comfort of all beach visitors during peak hours. Outside of these hours, you are welcome to bring your leashed dog to the beach. Feel free to enjoy a leisurely stroll along the shore, play fetch, or simply relax with your furry companion by your side. Just remember to keep your dog on a leash and ensure they are well-behaved and respectful of others sharing the beach. Alcohol Consumption With the exception of alcoholic beverages purchased from the pier restaurant and select special events, the consumption of alcoholic beverages is not permitted on Folly Beach Pier.  It's important to note that the possession or consumption of alcohol is not allowed on the beach. This rule is in place to prioritize the safety and comfort of all beachgoers.  Bring Sun Protection With its sunny and warm climate, South Carolina can be harsh on unprotected skin. To avoid sunburn and skin damage, be sure to bring plenty of sunscreen, hats, and sunglasses to protect yourself from the sun's harmful rays. Be Respectful of the Environment As a popular tourist destination, the Folly Beach Pier sees a lot of foot traffic each day. To preserve the natural beauty of the area, it's important to be respectful of the environment by properly disposing of trash and avoiding any behavior that could harm the local wildlife. In this article, we'll take a closer look at the beauty and tranquility of Little Oak Island, and explore what makes it such a special place to visit or call home. History Little Oak Island is one of the newer neighborhoods in the Folly Beach area. It was established in the early 2000s, and its development has been carefully managed to preserve the natural beauty of the area. The neighborhood is located on Oak Island, which was once a largely uninhabited area of marshland. In recent years, it has become a sought-after location for homebuyers looking for a peaceful retreat. Most of the homes on the island have tidal creek docks with boat lifts, and many offer stunning waterfront views. The community has its own swimming pool and tennis courts, providing ample opportunities for outdoor recreation. One of the biggest draws of the neighborhood is its stunning waterfront location. The neighborhood is surrounded by Folly River, which provides ample opportunities for boating, fishing, kayaking, and paddleboarding. Additionally, the nearby Folly Beach County Park offers a range of activities, including birdwatching, fishing, and picnicking. Lifestyle Little Oak Island is a tight-knit community offering a welcoming and inclusive environment for residents. Most of the homes on the island are occupied by full-time residents and short-term rentals aren't allowed, creating a real neighborhood feel. The community is also known for its natural beauty, with lush greenery and majestic oak trees lining the streets. Homes for sale in Little Oak Island Because the community is fairly small and gated, homes for sale on Little Oak Island are somewhat rare. Single-family homes and condos, many of which feature tidal creek docks with boat lifts and offer stunning waterfront views are highly sought-after and don't stay on the market long. Some of the recent sales of both the condos and single-family homes have ranged from $775k to upwards of $3 million+.     Do you love a good taco? If you answered yes, then you should definitely check out Taco Boy in Folly Beach, South Carolina. The restaurant has been serving its customers great Mexican food for years. In this article, I’m giving my unvarnished review of this Folly staple. Introduction Taco Boy is a popular Mexican restaurant that’s been serving the Folly Beach community since 2006. Located at 106 East Ashley Avenue, the restaurant offers a variety of Mexican dishes that are both delicious and affordable. Although Folly Beach is the “Birthplace” of Taco Boy, they now have locations around the Lowcountry and even in Asheville, NC. Atmosphere The ambiance of the restaurant is very welcoming and warm, while the decor and music at Taco Boy are fun and lively creating a great atmosphere for diners. The restaurant is spacious, with plenty of room for larger groups, making it perfect for family outings or celebrations. The outdoor seating area is also really nice, with plenty of space for customers to enjoy their meals - and just like I noted in my review of Rita's Seaside Grille, Taco Boy's outdoor seating is great for people-watching, too.  Taco Boy recently moved from its original location and took over the former Wiki Wiki location across the street so now you can enjoy great beach views from the rooftop bar. Additionally, they offer great t-shirts and hats that make for fun and unique gifts. Menu Taco Boy's menu offers a wide variety of Mexican dishes, including tacos, burritos, and quesadillas - with a particular focus on tacos. For this visit, I ordered the Carne Asada, Tempura Shrimp, and Grilled Shrimp Tacos, which were absolutely delicious and I can’t forget their delicious cowboy beans. For drinks, we had the margaritas, which are some of the best around. We also tried the churros for dessert, which were crispy on the outside and soft on the inside. Service While we sat at the bar this visit, the staff at Taco Boy are always very attentive to our needs. Our bartender was knowledgeable about the menu and made some great recommendations. It’s important to note that the service can be slow at times due to a backed-up kitchen. When we arrived for our meal, the wait was quite long, but we easily found a spot at the bar. This seems to be an ongoing issue since the pandemic, but it’s understandable given the circumstances. Price I would consider the menu at Taco Boy to be very affordable for the area. The portions are generous, and the prices are very reasonable. We felt that we got great value for our money, considering the quality of the food. Location Taco Boy is conveniently located right in the heart of Folly Beach. There’s ample parking available nearby, making it easy for customers to access the restaurant. The outdoor seating area is a great spot to enjoy a meal while taking in the ocean breeze and is a great dog-friendly dining space to grab a bite with your furry family member. Menu Highlights It’s hard to go wrong with the menu at Rita's because it’s full of enough delicious choices to accommodate pretty much anyone’s preferences. Some of my favorite dishes include shrimp and grits, crab cakes, and fish tacos. The restaurant also offers an excellent Seafood Platter and Blackened Tuna Nachos, which are perfect for sharing. During our visit, we enjoyed oysters, peel-n-eat shrimp, and a delicious burger (not pictured - we ate it before we remembered to take a pic!). Service The service at Rita's Seaside Grille is friendly and attentive. The staff’s knowledgeable about the menu and always happy to make recommendations based on your preferences. It’s also worth noting that Rita’s is a part of the Hall Management Group which also owns Hall’s Chophouse, Slightly North of Broad, and High Cotton so even though Rita’s has a more laid-back vibe, you can expect the same great level of service as their other properties. Overall Dining Experience Overall, dining at Rita's Seaside Grille is a pleasant experience. The restaurant offers a great selection of dishes, a welcoming atmosphere, and friendly service. The prices are reasonable for the quality of the food and the location of the restaurant. It's also worth noting that Rita's Seaside Grille has a full bar with a variety of beer, wine, and cocktails available. It was obvious that she cared about my experience and wanted to ensure that I left feeling happy and satisfied. Value for Money The spa's facial treatment package was a great investment for me. The package included multiple visits with a full facial at the end, and I thought it was a fantastic deal considering the knowledgeable staff and the amazing ambiance. It's a quaint spa with a soothing atmosphere that makes you feel relaxed from the moment you walk in. With Carrah Chapman as my esthetician, I felt well taken care of and informed about the treatments. All in all, I'd say that the package was definitely worth it! There are several options for accommodations in Folly Beach when you visit. Some popular options include: Hotels  Part of the Folly Beach charm is its small “beach town vibe”, so you won’t find tons of towering buildings and businesses here. This includes a lack of large hotels on the island and for that reason, The Tides is the only “hotel” on offer. Folly Beach primarily offers vacation rentals and small boutique places to rent (see below). For more budget-friendly options, consider looking in the West Ashley area for additional accommodations. The Tides The Tides Hotel is a luxury beachfront hotel located in the heart of Folly Beach. With its stylish decor and modern amenities, this hotel offers the perfect blend of comfort and elegance. The rooms feature breathtaking views of the Atlantic Ocean and are equipped with comfortable beds, flat-screen TVs, and private balconies. Hotel Folly The newest kid on the block in boutique inns on Folly Beach is Hotel Folly which features dog-friendly luxury rentals. Hotel Folly currently boasts two dozen various units around Folly available for rent. The owners are also builders who refurbish homes and cottages with luxury amenities and offer them up for rentals. These rentals vary from 2 to 3 blocks from the beach. Bed and breakfasts For a more intimate and personal experience, you may consider staying at a bed and breakfast. There are currently two beds and breakfasts located in Folly Beach, each offering unique charm and character. Water's Edge Inn Water’s Edge Inn is a luxury bed & breakfast just a few blocks from the beach and within walking distance of the main downtown strip. The inn offers 4 rooms to stay in and amenities here include a gourmet breakfast and a happy hour each evening, but also an outdoor hot tub, golf cart shuttle service, and more. Regatta Inn The 10 available rooms at Regatta Inn overlook Sunset Cay Marina offering amazing views of the tidal waterways. The inn also offers daily breakfast and nightly happy hours, as well as, a beach shuttle, a balcony or patio in each room, and many other perks. No matter which accommodation you choose, be sure to book ahead of time. Folly Beach can get busy during the peak tourist season which is typically June through August. About the Folly Beach Pier The Folly Beach Pier, also known as the Edwin S. Taylor Folly Beach Fishing Pier, is a popular destination for tourists and locals alike. The pier is located on the eastern end of Folly Beach and extends 1,045 feet out into the Atlantic Ocean. The pier recently underwent a complete renovation and it continues to be a popular spot for fishing, sightseeing, and watching the sunrise and sunset. The pier is open daily and features a bait and tackle shop, as well as a restaurant and bar. There is no fee to access the pier, but there is a fee to fish from the pier and rods are available to rent if needed. It’s also important to note that there are fees to park. The pier also hosts a number of events throughout the year, including concerts and festivals. Where to eat on Folly Beach? Folly Beach is home to a number of popular spots to grab a bite within walking distance from the oceanfront. Are dogs allowed on Folly Beach in South Carolina? Yes, dogs are allowed on Folly Beach at particular times, so there are some rules and regulations that you need to follow. From May 1st through September 30th, Dogs are not allowed on the beach (between 10 am - 6 pm) and are required to be leashed at all times. They are also not allowed on the pier at any time, and owners are required to clean up after their pets.     Both Sides of the Folly Beach Short-Term Rental Cap

    A special election will be held on February 7th, 2023 to address the proposed ordinance to cap short-term rental licenses in Folly Beach. The resident group, Save Folly's Future has presented a citizen petition to cap the number of short-term rental units (or STRs) which has resulted in a great deal of discussion and debate on what effect vacation rentals on Folly Beach - and the limit on them - would have on the future of the area. The opposing group, Folly United has campaigned against a "Yes" vote to prevent the cap from passing. This blog post takes a look at both sides of the debate to help you understand the matter at hand. First, what is considered a short-term rental on Folly Beach? According to the city of Folly Beach code on short-term rentals, a short-term rental is "Residential dwellings rented for less than 30 days, used in a manner consistent with the residential character of the dwelling." The code goes on to indicate that properties providing tourist accommodations such as hotels, motels, inns, and B&Bs aren't considered short-term rentals. In addition, those operating short-term rentals on Folly Beach are required to have both a business license and rental registration permit that must be renewed annually. What are some negative factors that have contributed to the proposed cap on Folly Beach STRs? Those in favor of a cap on short-term rentals have cited some very common complaints about STRs which include: Short-term rentals cause a nuisance One of the biggest complaints about STRs city officials tend to hear is that they're a general nuisance to the community. These complaints tend to claim that renters are disrespectful of their surroundings, throwing parties, being loud, and leaving trash and disarray in their wake. Short-term rental properties pose a safety concern Alcohol consumption, overcrowding, and congestion from lack of parking are claimed to pose safety risks to both short-term renters and residents. Overtourism poses a threat to the Folly Beach way of life The claim is that the growth of STRs in Folly and the above concerns create an undue burden on permanent residents, businesses, and those tasked with enforcing regulations. In addition, the area's ecosystem is disrupted as well. All of these factors ultimately result in pushing out permanent residents and long-term renters. What are some positive claims about short-term rentals that have contributed to the opposition to the STR cap? Most STR owners are in good standing According to an article by the South Carolina Policy Council about balancing short-term rental regulation, a study by the College of Charleston found that "4 in 5 STR owners reported getting no complaints from neighbors or community members. 4 in 5 owners with “good neighbor practices” in place also reported having positive relationships with most of their neighbors." The presence of short-term rentals contributes to job creation That same study indicated that more than half of the participants, "...hired up to three contractors/service providers to assist with maintaining their property."  Short-term rental properties are more frequently maintained than long-term Because of the shorter rental times, STR owners frequently maintain and clean the property to prepare it for the next guests. Because a majority of STR owners rely on positive reviews, they're incentivized to keep their properties in good shape. What is the stance from Save Folly's Future? The proponents aligned with the Save Folly's Future group propose a cap of 800 short-term rental licenses for non-resident owners. This refers to individuals or groups who don't live in Folly Beach who buy a home on Folly Beach for the sole purpose of operating it as an STR. The goal of the group is to separate STR licenses into two groups: those who claim the property as their primary residence and those who do not claim it as their primary. Save Folly's Future considers those rentals held by non-residents as "Investment Short Term Rentals" and deems the increase as an "...existential threat..." to the community by reducing the population of Folly's permanent residents. They say their petition is an effort to balance the number of private homes with commercial short-term rentals. What is the stance of Folly United? Folly United's stance is against the ordinance but claims to seek a balance between Folly Beach's full-time residents and short-term rental owners. Folly United says that the STRs on Folly Beach are in large part family-owned vacation homes or planned retirement homes that are operated as short-term rentals in order to afford to keep them in the family. Their stance is that by passing the ordinance, homes in families for generations could be lost if they can no longer rent them during their absence, or planned retirement homes will be lost if a deceased spouse's short-term rental license can't be transferred to the surviving partner's name. Additionally, Folly United says that passing the ordinance could mean higher taxes, lower property values, and threaten jobs and businesses in Folly. They state that over $1 million dollars in revenue is collected each year for the beach renourishment program from STRs that would be lost and could ultimately be recouped with higher taxes to residents or programs like the beach nourishment program would be cut. They also claim home values could decrease if the short-term rental market is limited, affecting the health of the island's real estate market and making home sales more difficult. They also note that much of the Folly Beach business community relies on short-term rentals to stay open and profitable year-round. Restaurants, local contractors, and service workers like handymen, electricians, and landscapers could be affected by the reduction of visitors to the island. Final Thoughts Over 40% of Folly Beach properties are listed as short-term rentals, so it's important for its residents and for the city council to carefully consider the pros and cons of changes to the regulations. Both Save Folly's Future and Folly United seem to have the balance of rentals and residents in mind and have encouraged public comments on the topics. The menu at Eli's Table features an array of fresh, locally-sourced ingredients prepared by the kitchen for breakfast, lunch, and dinner. This high-end bar & eatery features a warm interior with great artwork and cozy wood floors.  The amazing staff keeps your drinks filled while listening to jazz in the background and deciding what to eat. The soups are always great and their take on shrimp & grits and fried chicken pirleau are must-try, too. For brunch, you have to try their fried chicken & sweet potato waffles with maple bacon syrup! And while this spot may seem a little too high-end to bring your pooch, their dog-friendly patio is a great spot to bring your pup and enjoy great drinks and food. In addition to its tasty food and friendly service, the Brown Dog Deli is also known for its dog-friendly outdoor seating. They even have a dog menu for your pooch to dine right along with you! The cafe serves all-day breakfast and lunch items, including sandwiches, wraps, salads, and pastries. They also offer a selection of coffee, tea, smoothies, and more. Three Little Birds also offers a range of catering options for events and parties, including corporate events, weddings, and other special occasions. The cafe is known for its cozy atmosphere, huge portions, and delicious food like its famous Peanut Butter Banana French Toast. But what about dining with your dog? Their dog-friendly outdoor seating features six tables to choose from but plan to wait if you go during their popular Sunday Brunch.   FUEL Charleston image via FUEL Instagram FUEL is a low-key "island-inspired" cantina that was a filling station in its previous life. Located in downtown Charleston on Rutledge Avenue, this spot with a retro vibe was once featured on "Diners, Drive-Ins, and Dives". FUEL's menu features a pub-inspired menu with a Caribbean flavor and large portions. I recommend the fish tacos, but that's just me. But if that's not your thing, there are burgers, salads, wings, and more to choose from. And if you're in the island spirit and need to whet your whistle - try their delicious Dark + Stormy cocktail. The restaurant has a great outdoor patio area where dogs are welcome to join their owners while they eat. Everyone who dines here heaps loads of praise on the service and prices, but pro tip: if you're looking for laid-back, avoid Trivia Night which can get a little rowdy.   Crave Kitchen & Cocktails image via Crave Kitchen & Cocktails Instagram Crave Kitchen & Cocktails serves what they call "American Comfort Food" in their spot on Riviera Drive in Mount Pleasant, SC. What was once the old Big Boy restaurant has now been converted to a stylish eatery with a great food selection serving lunch, dinner, and brunch on the weekends.  I highly recommend the avocado toast for brunch - served on challah bread, and topped with a poached egg - it's absolutely delicious. Other popular menu items at Crave include braised short-rib gnocchi and Scallops. The cocktails are also noteworthy - I particularly enjoyed "Virgil's Bourbon Tea." While the restaurant is on the smaller side, their year-round patio is the perfect place to enjoy a meal with a furry friend, not to mention their friendly staff makes dogs and humans alike feel right at home.   39 Rue de Jean image via 39 Rue de Jean Instagram 39 Rue de Jean is a quaint French cafe in Charleston between Meeting and King streets, right around the corner from The Dewberry hotel. The place has a sophisticated and intimate atmosphere with a Parisian ambiance, and the food is top-notch. The menu at 39 Rue de Jean features a variety of traditional French dishes, including escargot, Croque madame, and coq au vin but there are tons of other tough-to-choose dishes on the menu. I usually go for the onion soup - it's rich and flavorful, and the cheesy, toasty bread on top is yummy. The steak frites are also a standout dish - the steak is cooked to perfection and there are a bunch of sauces to choose from. The bar's sidewalk patio is dog-friendly and your furry companion gets a water bowl right alongside your water from the outstanding waitstaff. While they take walk-ins, I suggest a reservation unless you're ok with waiting for your table.   Ellis Creek Fish Camp image via Ellis Creek Fish Camp Instagram Ellis Creek Fish Camp is a marsh-side restaurant located on Harbor View Road in James Island, South Carolina. The atmosphere is a laid-back/casual vibe and the menu features a variety of seafood dishes, including oysters, shrimp, and fish. One of my favorites on the menu at Ellis Creek Fish Camp is the shrimp plate with fries - the shrimp are as fresh as can be and go great with a cold beer. But the menu features a wide selection that has something for everyone - even your dog - there's a dog menu just for them! The outdoor seating is large and dog-friendly with picnic tables and booths, as well as marsh side spots that offer plenty of room for your entire group.   Taco Boy image via Taco Boy Instagram The Taco Boy location in downtown Charleston has been and continues to be a great place to take your dog when you're craving great Mexican fare. The atmosphere is fun and lively, and the food and drinks are always delicious. If you've read any reviews for Taco Boy, you know the margaritas are top-notch so if you're in the market - this should be your go-to spot. One of the best things about Taco Boy is the dog-friendly outdoor patio. This is such a great feature for dog owners, and it adds to the relaxed and welcoming atmosphere of the restaurant. This spot located in West Ashley, SC frequently holds events like Mimosas & Mutts and costume contests that only add to the dog-friendly vibe here. While your pup enjoys a big bowl of water, you can enjoy an amazing menu from Ms. Rose's filled with southern-inspired dishes and some great craft cocktails for the friendly and attentive staff. Order yourself a plate of their famous fried chicken with mac-n-cheese, and don't forget the bloody mary bar if you're there at brunch.   Lost Dog Cafe Lost Dog Cafe is a charming restaurant located in the popular beach town of Folly Beach, South Carolina serving breakfast and lunch. With its name, its walls lined with pics of dogs, and a large covered outdoor patio, how could this place NOT be dog-friendly?! The food here is always amazing and a cup of coffee and a plate of biscuits and gravy to start the day is just what the doctor ordered before beach bum-ing your heart out. But if you're looking for something less heavy, the menu at Lost Dog Cafe has plenty of deliciousness to choose from. The staff is super attentive to guests and their pups, providing water bowls and lots of attention.  Saturdays are the busiest and during tourist season, be prepared for a small wait on just about any day but it's well worth it! Conclusion The Charleston area offers a wide variety of dog-friendly restaurants for those who want to enjoy a meal out with their furry companions.     Moving to Charleston, SC: The Good and the Bad

    As the largest city in the state of South Carolina, Charleston has a rich history, is growing rapidly, and has a bright future ahead. If you're thinking about moving to Charleston, SC, I've got a local's perspective on the good and bad of moving to this amazing Lowcountry city. Charleston, South Carolina was founded in 1670 as Charles Town on the west bank of the Ashley River, where Charles Towne Landing is now located. But relocated just 10 years later to its present location on its iconic peninsula. A big part of Charleston's appeal is its architecture and cobblestone streets that remain in many areas of downtown. If you haven't done so already, it's a great idea to plan a visit to the area so you can explore and experience a lot of the things I mention in this article. The Good Southern Charm photo by Chris F Charleston is regularly featured in magazines and wins awards for being one of the best places to visit in the country and it's easy to understand why. As I mentioned before, the colorful downtown Charleston area is packed with amazing architecture dating back to its founding and the sidestreets endlessly reveal another amazing discovery after another. The huge live oaks draped with Spanish moss and rustling palmetto trees are a beautiful backdrop for the salty breezes off Charleston Harbor and clop-clop of the horse-drawn carriages as you stroll around the sidewalks. And hip neighborhoods like Harleston Village and Wagener Terrace prove to be great places to live and raise a family. Amazing Culinary Scene photo by Kim Daniels Everything from the freshest seafood to award-winning fine dining, Charleston's food scene has been top-notch for a very long time and I doubt it will change anytime soon! While one of our most famous chefs, Sean Brock relocated from South Carolina to Tennessee a few years ago, it only means it's allowed so many deserving culinary maestros to shine that much brighter! If you're a foodie, you can guarantee to be spoiled with the amazing number of dining options just in the immediate city itself. Don't even get me started about all the other options as you venture further out into the surrounding area. Strong job market photo by John Macarthur From an employment standpoint, Charleston's nickname of "Silicon Harbor" makes sense with its volume of tech-centric companies and startups that have set up shop in the area. And while there are definitely small business opportunities available, the area's largest employers are the bigger companies like Mercedes-Benz, Boeing, Joint-Base Charleston, Volvo, and of course MUSC (the Medical University of South Carolina) Charleston's weather October is typically the penultimate month for beautiful weather in the Holy City, and you can ask any local for confirmation. However, there are about 9 months out of the year that we enjoy some pretty outstanding weather here in Charleston. The mild temperature for the majority of the year makes this area a popular place for almost year-round outdoor activities. About those summer months? Well, we'll talk about those in just a second... Charleston's pace of life If you're used to the hustle and bustle of the "Big City" and are looking for a slower pace of life, Charleston and indeed the Lowcountry as a whole is the best place to be. Folks here like to leave work at work and put a premium on their personal time. You can expect things to take a bit longer than you're used to, but it's all part of that Lowcountry pace. Beaches photo by Kelsey Schisler Charleston is a coastal city and its beautiful beaches and the beaches of the surrounding towns are some of the best in the world. Spots in Folly Beach, Kiawah Island, Sullivans Island, and Isle of Palms offer plenty to choose from depending on your preferences. Living in Charleston, you're literally minutes away from the water no matter where you are. So, it's incredibly easy (and addicting) to spend a day at the beach enjoying the sound of the waves and reading a good book or dropping by on the way home from work for a stroll along the beach to decompress. THE BAD Traffic photo by Eben Kassaye Charleston is a peninsula and a lot of the surrounding areas are islands which means the bridges needed to access those places can create bottlenecks during high-traffic times. It becomes even more challenging if there's an accident along those routes. There's been talk of extending 526 into Johns Island to address some of the traffic concerns but nothing has quite materialized yet. Home Prices are higher than people expect While property taxes in Charleston are typically lower than the national average, they are susceptible to some variables you should be aware of depending on where you're considering buying a home. The average home cost has risen in recent years to well over $400,000. Because we're in a coastal area, you'll also need to consider where the home is located as home insurance rates for flood coverage can vary widely depending on where the property is located here. Your home could actually fall in a different flood plain than your neighbor, so it's important to be aware. Wages The cost of living rating in Charleston is currently 109.8 which means it's almost 10% more expensive to live here than the national average. Utilities here are 18% above the national average and housing is about 1% above the national average with median home prices coming in at around $401,979. Groceries and public transportation fall below the national average at -6% and -5% respectively. According to ziprecruiter.com, salary ranges in Charleston are between $40,825 to $70,361 but that all depends on your occupation. This all combines to make earning a living wage in the area a bit more difficult depending on what career you're in. However, for most folks, it's a balance between the quality of life and how much money you need to make that will drive your decision to move here! The Lowcountry is an outdoor lover's paradise, but those outdoors are also home to lots and lots of nature. From plants to animals and yes, to bugs. With our marshes, proximity to water, and humidity levels, mosquitoes, and palmetto bugs are a regular feature here in the Lowcountry and just about every southern city. Most of us simply prepare with bug spray and sit by a fire pit with a cold beverage to ward off the mosquitoes and make sure our house seals are snug to keep those palmetto bugs out there with the palmettos. For almost everyone, moving to Charleston still has more pros than cons For those that do move to Charleston, and for those that have been here all their lives the Holy City is a magical place where coastal living is the ideal way of life. Poor landscaping, or the lack thereof, not only cancels out any curb appeal your home may have, but also causes far more headaches for you or a potential buyer. Overgrowth of trees, grass, and weeds located close to your home can cause issues with insect and animal infestations, and increase fire hazards and physical safety hazards if a dead tree decides to land on your home during a particularly wet and windy storm. Your Roof While a well-maintained roof will provide years of protection to you and everything in your home, a neglected roof can cause both a drop in property value and offers on your home. When it's apparent repairs or replacement will be needed, potential buyers and their real estate agents will take this into account when or if they submit an offer. It's also worth noting that even if the buyer or agent feels the roof is fine, a home inspection is probably going to uncover any issues or looming issues the buyer may face. 6. Your Location The saying, "Location, Location, Location" has endured as long as it has for a very good reason; regardless of whether you think your home is located in Shangri-La, homes that are located in more centralized, popular areas with good school districts tend to fetch higher prices. Homes located near undesirable businesses and activities will see the biggest hit in property values. Landfills, sewage treatment facilities, and even power lines can have adverse effects on homes of equal comparison in more popular areas. Things beyond your control photo via Kvnga 7. "Zombie Homes" Vacant or neglected nearby homes that have been left to fall apart and grown over with weeds, etc. can have an adverse effect on values as well. Noise Pollution I always recommend to buyers that they pay close attention to the inside and ambient noise outside the home when showing listings. Homes located close to interstates, fire stations, hospitals, airports, and railroads are all potential sources of high levels of noise pollution that can cause interested buyers to walk away if it's too overwhelming. photo via Matt Maloney 9. Foreclosures Much like the Zombie Homes, foreclosed homes in your neighborhood affect home appraisals and hurts property values. Bad Neighbors In some ways, this could be part of the "Zombie Home" issue if your neighbors aren't keen on upkeep. But in general, messy neighbors or ones with frequent encounters with law enforcement can have an effect on the desirability and have an overall negative effect on the community. 11. It can even shift so that it favors no one at times, but more often than not you'll find yourself in either a buyer's or seller's market. In a buyer's market, home inventory is flush and buyers have the pick of the lot when it comes to homes, making sellers more competitive with their asking prices and other incentives to have their house chosen over another. In a seller's market, housing inventory is down and buyer interest is high so sellers can command higher prices for their homes and be less flexible with buyer requests. Conclusion While there are some things you just can't control that may affect your home value, the bottom line is to take care of your home whether you plan to sell someday or not. Regular maintenance of your home ensures you have many years of stress-free living ahead of you.     Home buyers, especially first-time home buyers, often ask if they actually need homeowners insurance and I get it. With the variety of expenses that come with the purchase of a home, it's natural to want to find ways to save money any way you can. But the bigger question is, do you want to save a little money now or a lot of money later? In this post, we'll go over what homeowners insurance is, what it protects, and answer the question of if you need it in the first place. What is homeowners insurance? photo by Marian Florinel Condruz Homeowners insurance is a type of insurance that protects your home and the things inside it. If damage is caused to your house from things like a fire or a flood, homeowners insurance can help pay for repairs or replacement. Homeowner's insurance also covers liability issues related to injuries that happen on your property. For example, if someone trips over an icy patch in front of your house and breaks their arm while visiting, you could be held responsible for damages related to that accident. Liability coverage will help pay for those costs if they are deemed yours. It's important to note that there are two different types of homeowner's policies: Actual Cash Value (ACV), where the value of items covered by your plan is based on how much they would cost today; and Replacement Cost Value (RCV) where the value is based on what it would cost today to replace damaged items with brand new ones. What does homeowners insurance cover? photo by Laura Rivera Personal property coverage: This pays for the items you own that are damaged, lost, or stolen from your home. These include electronics, furniture, clothing, and appliances. The reimbursement can be in two forms, full replacement value or actual cash value after depreciation. In addition, there may be higher premiums or the need to add coverage for higher-value items like fine art and jewelry. Personal Liability coverage: If someone gets injured on your property, this helps cover some of their medical expenses and other costs associated with their injuries. It will also help pay for legal expenses if you're sued for the injury. Loss of use coverage: Helps cover unexpected costs related to living in a temporary home while yours is being repaired after a covered claim. For example: if your pipes burst, this would pay for hotels or rental cars if you're unable to continue living there while repairs are completed. What's not covered by homeowners insurance? photo by Michael Jin A typical homeowner's insurance policy will usually cover the majority of situations in which a loss occurs. However, there are some that are almost always excluded including natural disasters, acts of war, and "Acts of God". Some additional exclusions you may encounter could include earthquakes, landslides, and sinkholes. Infestations from pests, fungus, and mold. Flooding from drains or sewer backups, intentional damages and wear, tear, and neglect. While some of these things are typically excluded, you may have the option to add riders to your policy to cover things like earthquakes, flooding, and even sewer and drain backups - but they'll typically be an extra charge. Terry Murphy, from Alliance Insurance Services, an independent agency in the Charleston, SC area has this to say about insuring your home in the Charleston area: " [South Carolina] has plenty of coastline that is prone to wind, hurricanes, hailstorms, and flooding. These types of storms can cause serious damage to homes over a very short period of time. Insurance in these areas can be a bit confusing." Terry goes on to say that it's possible you may need three separate policies to insure a home in coastal areas: Flood, Homeowner's Insurance, and a wind/hail policy. "Flood insurance is almost always a separate policy and is not covered by homeowner’s insurance." Terry says, "Most flood insurance is written through FEMA/NFIP; however, several private market carriers now write flood insurance." How much does homeowners insurance cost? A recent NerdWallet.com analysis found that the average cost of homeowners insurance is around $1,784 a year. It's also important to remember that while insurance companies provide coverage and payout for claims, they're also a business and need to make money. So, similar to mortgage lenders, insurance companies will assess the level of risk they'll need to assume to provide you coverage. They'll look at several factors to determine this: The age of your home and its major components like the roof, HVAC, etc. Homes in locations with high crime rates, strict building codes, and building costs. Areas prone to major weather events or natural disasters such as floods, hurricanes, earthquakes tornados. Past claims you've submitted related to the property and their frequency Your credit Even claims submitted by a previous homeowner can affect rates depending upon how recent they were made. A few other things to consider in terms of cost - If you own items of high value, the additional coverage needed can add to your cost and the amount of your chosen deductibles will affect your premiums, too. In addition, a standard home insurance policy may not include wind/hail coverage. Terry Murphy from Alliance has this to say about cost; " Generally speaking, whether a separate wind/hail policy is required or if it is included in the standard homeowner’s insurance, it will be subject to a higher 'percentage' deductible...For example, if you are carrying $400,000 coverage on your property and you have a 2% wind/hail deductible, the actual deductible would be $8,000. The 'all other peril' deductible on your homeowner’s insurance policy applies to covered losses other than wind/hail." Finally, it's important to review your coverage over time since it's likely you'll acquire additional items for your home, sell them, etc. How can you save on insurance costs? photo by George Becker If you find that your insurance costs are too high, there are some ways to uncover some savings. For example, bundling home and auto insurance policies can provide discounts from a number of insurers. Having existing or installing safety features in your home can also provide savings like alarm systems and/or deadbolt locks. So, Do I need Homeowner's Insurance or what? The short answer? No. You aren't legally REQUIRED to carry homeowners insurance, but if you have a mortgage or are applying for a mortgage your lender is going to require you to carry it. This is because your lender wants to protect their investment in case something were to happen to the home before you pay off your loan. Even if your home is paid off, insurance on your home is just a good investment to make. Everyone's situation is different, but most people don't have the resources to pay for repairs if their home is damaged or rebuilding if their home is destroyed. Your insurance premiums will be far less than a new home. Some other things to consider, if you purchase a condo, mobile home, or similar, you'll likely be required to carry insurance. Your condo or other associations may require homeowners insurance as well, so it's important you research and ask those questions. How can I get a quote for homeowners insurance? Get quotes from multiple companies. And as Terry Murphy says, "When comparing insurance quotes, it is very important to make sure that you are comparing apples to apples on not only the coverages but the deductibles, as well." Check the company's reputation and financial stability. Check to see if they have a wide selection of policy coverage options for your area/location/home type/etc., with different limits and deductibles for each option so you can choose the one that fits your needs best without breaking the bank.     Introduction Wagener Terrace, a neighborhood in the heart of downtown Charleston, SC, is one of the most sought-after neighborhoods in the city. This historic neighborhood has beautiful craftsman-style homes and a prime location near everything in Charleston making homes that do go on the market a hot commodity. The History of Wagener Terrace Wagener Terrace's namesake, Captain Frederick W. Wagener, was a wholesale grocer who lived at Lowndes Grove plantation. Real Estate in Wagener Terrace Homes in Wagener Terrace enjoy the convenient location close to the heart of downtown Charleston while featuring yards and houses with sizes you might find in places like James Island or West Ashley.     What are the Disadvantages of Rent-to-Own Homes?

    Rent-to-own homes still exist in this housing market. Some people see them as an easy option to buy a home. But the truth is that there are a number of disadvantages to rent-to-own homes, including higher costs and riskier lease terms than you might expect. So, if you're wondering are rent-to-own homes a good idea, this post will outline some of these disadvantages so you know what you're getting into before signing on the dotted line. How the Rent-To-Own process works image by pixabay A rent-to-own contract, also known as a lease-purchase agreement is a contract between the tenant and homeowner that states a portion of the monthly rent gets credited toward the future purchase of the home. This type of agreement allows you to technically begin saving for a down payment toward the purchase of the home even if you may not qualify or have the financial means to qualify for a mortgage yet.  When the lease ends, the rent credits that you've saved up with the homeowner go toward the purchase of the home technically as part of your downpayment. There's another situation for renters called a "Lease-Option" which sounds very similar to a Lease-Purchase but there are important differences you should know. Lease-Option vs. Lease-Purchase image by pixabay One of the most important differences to know between the two terms is that a lease-purchase is legally binding, requiring you to purchase the home at the end of your lease - while a lease-option simply gives you the option to purchase the home. Signing a lease-option agreement does require you to pay an "option fee" to the homeowner. The option fee gives you the first right to buy the house when the lease is up and the lease will state how much of the rent payment would go toward the purchase price. If you're not sure if this is the home you'll want to buy when the time comes, it's a good option to consider. The downside is that if you choose not to purchase the home, you will most likely lose the option fee, but you're under no obligation to buy if you decide you don't like the home within that period of time. While a lease-purchase is similar in the sense that a portion of your monthly rent payments is credited toward the purchase of the home, the differences are you're legally bound to purchase the house and the purchase price is typically decided at the time of the contract signing. The risks of rent-to-own contracts for buyers 1. You pay more over the long term Most rent-to-own agreements feature higher monthly payments than if you were simply renting an apartment with a standard lease. It's important to review the agreement to understand how the money is being credited because not all of the additional money during your rental period will go toward your purchase credit.  If the standard rent for the home is $1,600 a month and the rent-to-own agreement is $2,000 a month, it's possible that only $300 of the additional $400 a month is going toward your credits.  2. You Could Lose Out on Savings image by joslyn pickens Most rent-to-own agreements require a nonrefundable fee based on the home valuation which can be between 2.5%-7%. While the number's negotiable, on a $350,000 rent-to-own home you'll pay between $8,750 to $24,500 in addition to the higher rent to enter into the agreement. 3. Your agreement could lock in a bad valuation Home prices aren't static and the real estate market fluctuates with changes in interest rates, available inventory, and other factors. Although home values typically appreciate over time, list prices on comparable homes could drop by thousands within just a few weeks. Of course, this is the nature of real estate, but the issue is that since most agreements state the agreed-upon sales price, you're essentially locking in the price of the home from 1-5 years before you actually buy the home. 4. Expect to get your hands dirty image by pixabay Let's say you agree to sell your mountain bike to your friend for $150 at the end of the month. And during that month your friend borrows it to test it out. Would you be willing to pay $100 to replace the tires, brakes, and a pedal they broke? I highly doubt it. You agreed to sell the bike for $150, so spending $100 on repairs means you're only making $50 at the end of the month. The same thing applies to a rent-to-own agreement. Your landlord isn't going to be keen on spending thousands of dollars on maintenance and repairs over the next 1-5 years if the sales price of the home is set. Most agreements will contain wording that requires you to pay for all repairs and home maintenance for the duration of the contract. image by magic k Of course, you'd be on the hook for these expenses if the home were yours and you'll want to make sure the home is in good shape when you purchase it. But, the fact remains that these are additional expenses you'll have to consider. 5. Late or missed payments could void the contract Make sure you understand what penalties are incurred for late or missed rent payments. Unlike a standard rental agreement where late fees are the norm for one-off situations - even having those fees waived under extreme circumstances - it could be cause for termination of your contract in a rent-to-own agreement. It's not just rent payments, either - make sure to read your fine print for a potential host of other defaults you could face for other violations. 6. Your Home Might Not Qualify for a Conventional Mortgage With a rent-to-own agreement lasting anywhere from 1-5 years, a lot can change with your financial situation - a lot can change in a week! Even if your situation was in good shape when starting out on your rent-to-own journey, you're not guaranteed a loan approval when the time comes to purchase the home. So it's important that you're taking steps to improve your credit score, debt-to-income ratio, and making your rent payments on time to put you in the best position with a mortgage lender for a loan approval down the road. And even if you're doing all the right things, interest rates could go up, you could change jobs, and other external factors could also present obstacles in the future. Conclusion If you’re considering buying a home, rent-to-own properties may be an option. It could help you get into your dream house when your current situation doesn't allow for it. However, it does come with risks you should be fully aware of before proceeding. You need to be careful about the contract and make sure that you understand all of the implications before signing on the dotted line. However, there are many options for potential home buyers to explore instead of rent-to-own and in some cases, renters can actually have an advantage in buying a home when the time comes.     A List of What Homeowners Can Do Without a Permit

    As a homeowner, there'll come a time when you decide to make a change to your home. Whether it's due to some type of damage that needs to be repaired or a remodeling project you've been considering. But it's important to know which home projects require the proper permits and which don't. In this post, I'm giving you a list of six different projects that don't require a building permit. What is a building permit? photo by Daria Shevtsova Building permits are legal documents local governments issue allowing you to proceed with construction on a project. These permits ensure your projects meet building code requirements that minimize potential health and safety risks for you and others.  When do I need a building permit for home improvements? As a general guideline, anything structural, electrical, plumbing, or mechanical would require a permit. However, we're talking about major modifications in those instances. There are still a number of projects around the house that aren't considered major and won't require one. Home improvement projects that don't require a building permit An important note: This list is general, so the best thing you can do is check with your local regulations to be completely sure as local building codes can vary from city to city. Replacing an existing wall or ceiling light fixture If you're replacing an existing light fixture on the wall or ceiling with a similar fixture, you typically won't need a permit. However, if you're planning to replace or add an outlet, ceiling fan, or electrical wiring there's a strong possibility the proper permits will be needed. Repair or replace plumbing fixtures photo by Dominika Roseclay Plumbing fixtures such as faucets and shower heads that are "like-for-like" replacements typically do not require a permit. However, replacing larger items may require them. Certainly, actual plumbing pipes and any fixtures that didn't previously exist will most likely require permits. Repair non-structural damage to walls and ceilings. photo by Ksenia Chernaya When it comes to remodeling your home, you'll likely need a permit for any project that could affect the structure of your building. But if you're just repairing non-structural damage—like cracks or holes in drywall or paneling, water stains on ceilings, broken moldings and trim—these fixes don't require the same level of oversight. The key here is "non-structural." If your repair will affect the structural integrity of your house (for example by replacing supporting beams), then you'll need a permit and probably a licensed contractor first before starting work on this type of project. Install replacement windows photo by Ksenia Chernaya If you replace any of your windows, they must be the same size and design as the ones being replaced. If they don't operate in the same way as their counterparts did before, then they won't qualify for this exemption. Also, if the new windows are larger than your old windows, you'll need to cut larger openings to fit them and a permit is required. This guideline would include doors with windows and skylights as well. Install new flooring photo by Skitterphoto Adding new flooring is one of those home improvements that can make a huge difference in the look and feel of your home. Luckily, in most cases installing new flooring is another project that won't require permits. Installing new countertops or kitchen cabinets New countertops or kitchen cabinets are another home improvement project that can have a big impact on the look of your kitchen. As long as the installation doesn't require modifications to the surrounding structure of the home, a permit will usually not be required. What if I need a permit but do the work without one? It may be tempting to jump right into a project when the mood hits. But you'd be surprised what seemingly innocent projects require the proper permits. For example, installing a fence seems like a perfectly acceptable project that doesn't meet structural, mechanical, or electrical limitations but many fences need a permit!  Too many homeowners have tried to save time and money by not getting the required permits, putting them in direct violation of city building codes. Fines and penalties from the building department and removal of the completed work are all consequences of trying to avoid the permitting process. In addition, if you try to sell your home a few years down the road home inspections could uncover these projects, delaying the sale and causing fines, penalties, and tearing out the work and starting over. And finally, as the property owner, if your home suffers any damage related to the work done without a permit it could void coverage from your homeowners' insurance. Conclusion Property owners can do a lot of work in their homes themselves without the need for permits and the lengthy waits for inspections that sometimes come with them. But it's important to know the limits of what you're able to do in your home and stick to those guidelines to avoid losing time and money in the long run - even jeopardizing the sale of your home. My best advice is, "When in doubt, check it out." if your project doesn't seem to fit any of the projects in the list above, it's best to check with your local government or to hire a contractor to ensure the job gets done right, you're in code compliance. Ko Cha Korean Restaurant Ko Cha is a hidden gem tucked away in an Exxon gas station in West Ashley just off Glen McConnell Parkway. Ko Cha serves Korean and other Asian offerings in a no-frills setting. The food is delicious and the folks that run the place are kind and attentive which is frequently mentioned in the reviews. Betty Lou's Bistro Touting "Southern Influenced Cuisine" - one look at Betty Lou's menu and you immediately see what they mean. With dishes like Pimento Goat Cheese, Flounder Sandwiches with remoulade, and fried pork chops with butterbeans - you're bound to leave there with a smile on your face. The Mason Jar by Fatboy's The Mason Jar is a diner from the folks at the Fatboy's Lowcountry Cooking & Catering company. Their Facebook page advises you to "Wear your stretchy pants" when you come, and with a menu that sticks close to their southern roots like fried oysters, red rice, and chicken livers - I'm planning to pull mine out of the dresser right now. Bear E. Patch Cafe West This no-frills cafe serves great breakfast all day long along with great sandwiches, burgers, and their in-house-made desserts. Of course, their regular menu is always good but the Sunday Brunch is what folks line up for. Try the chicken & waffle of their amazing pancakes. Taste of the Islands If you're craving some Caribbean flavors, this is the place to head and fill your belly. Oxtail stew, jerk chicken, Callaloo, Acki - they have it all! Angel Oak Restaurant A frequently changing but delicious menu, Angel Oak offers lunch, dinner, and brunch. They offer a catch of the day, burgers to seasonal house-made ravioli, and Osso Bucco using seasonal ingredients. Their "Piggy Mac" is to die for... Outdoor recreation in the Carolina Bay Area Stono River County Park photo by Stono River County Park Located just a short drive from the community,  Stono River County Park is one of the newest county parks to open. The park features 1.5 miles of paved, boardwalk, and natural trails, with restrooms, a picnic area, bike racks, a bike repair station, and restrooms on the 85.5-acre site. Close by is the trailhead for the West Ashley Greenway. Magnolia Plantation and Gardens A 15-20 minute drive from the community brings you to Charleston's most visited plantation. Founded in 1676 by the Drayton family, this site has been around through the American Revolution and the Civil War to the present day. The oldest public gardens in America feature multitudes of flora and fauna that are a joy to experience anytime. Tour the grounds yourself or enjoy guided tours then grab a bite to eat at the Peacock Cafe.  Shadowmoss Golf & Country Club Golf enthusiasts have one of the best values in Charleston right around the corner at the Shadowmoss Golf & Country Club. This semi-private country club offers an 18-hole course, driving range, chipping and putting greens along with pools, a fitness center, and a full-service grill. You can pay per tee time or choose from various affordable golf, pool, and fitness memberships.  Real Estate Offering single-family and attached home options, the floor plans feature square footage between 1,476 and 3,800 square feet, 3 to 6 bedrooms, and 2 to 5 bathrooms.
